1. Who is responsible for your data

This website, www.lunar-seputeh.com.my, is operated by Lim Wei Liang (Rain), Registered Real Estate Negotiator REN 69435, practising under IQI Realty Sdn Bhd (Company No. 1113417-U, Agency Registration No. E(1)1584). In this notice, "we" and "us" refer to the negotiator named above.

We are the data user for personal data you provide to us through this website or through a WhatsApp or telephone enquiry initiated from it.

2. There is no enquiry form on this website

We do not operate a lead capture form, newsletter signup or registration form here. We do not ask you to submit your name, phone number, email address or identity details through any page on this site.

Contact is initiated by you, through WhatsApp or a phone call. That means you choose what to tell us and when.

3. What personal data we collect

a) Data you give us in a conversation. If you WhatsApp or call us, we will receive your mobile number and your WhatsApp display name, and we will hold whatever else you choose to share — for example your name, email address, budget, preferred layout, financing situation or viewing availability. Your WhatsApp messages are also processed by WhatsApp (Meta) under its own privacy policy, which is outside our control.

b) Data collected automatically. Like most websites, this site collects technical and usage data through analytics and advertising tools: IP address, approximate location derived from it, device and browser type, referring source, pages viewed, time on page, scroll depth and which buttons were clicked. This data is used in aggregate to understand how the site performs; we do not use it to identify you personally.

We do not knowingly collect data from anyone under 18, and we do not collect sensitive personal data as defined in the PDPA.

4. Why we use it

• To respond to your enquiry and send you the project information you asked for — e-brochure, floor plans, price list, availability
• To follow up with you about Lunar Seputeh, and, where you have shown interest in comparable options, other projects we market
• To arrange sales gallery appointments and, if you proceed, to assist with booking and loan documentation
• To register you with the developer as our introduced buyer, where required, so that your interest is correctly attributed
• To measure and improve our advertising and this website's performance
• To comply with our obligations under Malaysian law and the rules of the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia

Providing your data is voluntary. If you choose not to share contact details, we simply will not be able to send you the documents or arrange a viewing.

5. Who we share it with

We do not sell your personal data, and we do not share it with unrelated third parties for their own marketing.

We may disclose your data to:

• The developer, MRCB Seputeh Land Sdn Bhd, and its appointed sales representatives — where necessary to register your interest, arrange a viewing, or process a booking
• IQI Realty Sdn Bhd, as the agency under which we practise, for record-keeping and compliance
• Solicitors, banks or loan referral partners, only where you ask us to assist with the loan or legal process
• Service providers who operate our tools, including Google (Tag Manager, Analytics and Google Ads) and our web host — see section 7
• Authorities or regulators, where disclosure is required by law

6. How long we keep it

We keep enquiry data for as long as it is needed for the purposes above, and thereafter for as long as is required for legal, tax and professional record-keeping. If you ask us to delete your data and we are not required to retain it, we will remove it.

7. Cookies, analytics and advertising

This website uses Google Tag Manager (container GTM-TQQ46PLM) to load measurement tags, and Google Analytics and Google Ads tags to measure traffic and advertising performance. These set cookies or similar identifiers on your device and may record events such as page views, scroll depth and clicks on WhatsApp buttons.

We may also use Google's remarketing features, which means you could see our ads on other websites and apps after visiting this one. Google's use of data is governed by its own privacy terms.

You can control this yourself: block or delete cookies in your browser settings, opt out of personalised Google ads at My Ad Center, or use the Google Analytics opt-out browser add-on. Blocking cookies does not affect your ability to read this website.

8. Security

We take reasonable practical steps to protect personal data in our possession against loss, misuse, unauthorised access or disclosure, including access-controlled devices and accounts. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

9. Your rights

Under the Personal Data Protection Act 2010 you may, at any time:

• Request access to the personal data we hold about you
• Request correction of data that is inaccurate, incomplete or out of date
• Withdraw your consent to our use of your data, or limit how we process it
• Ask us to stop contacting you for marketing purposes

This website links to the developer's official website and to other third-party sites. We are not responsible for their content or their privacy practices; please read their own notices.

11. Language

This notice is issued in English. Where a Bahasa Malaysia version is provided and there is any inconsistency, the English version prevails.

12. Changes to this notice

We may update this notice from time to time. The version published on this page, with the date shown at the top, is the current one.
